Level 1 and Level 2 inspections to NFPA 211, with a camera scan of the full flue and a written photo report the same day.
An inspection is the one service that tells you whether anything else is necessary. We cover the firebox, damper, smoke chamber, flue liner, crown, cap and flashing, run a camera the full height of the flue, and photograph everything that matters.
Then we walk you through it in plain language: what is urgent, what can wait a season, and what we would leave alone. Plenty of inspections end with us telling homeowners their chimney is fine.

NFPA 211 defines three levels. Most homeowners need a Level 1; a sale, an appliance change or a chimney fire means a Level 2.

The yearly check for a chimney in continued service with no changes: readily accessible portions of the chimney, structure and appliance.

Adds a video scan of the full flue interior and accessible attic and crawl space runs. Required at sale, on appliance change, or after a chimney fire.

Where a serious hazard is suspected and confirming it requires removing part of the structure. Quoted case by case.

Deposit depth and type recorded, so the recommendation to sweep is based on a measurement rather than a guess.

Crown, cap, flashing, brick and mortar assessed from the roof — where most water problems begin.

Obstructions identified and draft verified, because a chimney that will not draw is a safety problem, not a nuisance.
The full flue recorded on camera, so a crack or a glazed deposit is something you see rather than take on trust.
Every finding photographed with a caption explaining what it is and why it matters.
Urgent, monitor, or leave it alone. No jargon and no pressure to book work on the spot.
The written report emailed the same day — in a format title companies and insurers accept.
A Level 1 inspection is $89 at a flat rate, and it includes the written photo report. A Level 2 inspection costs more because it adds a full video scan of the flue interior; we quote it before booking.
A Level 2 inspection is the standard expectation on a property transfer, and many buyers and title companies ask for it specifically. Our report is formatted for a real-estate file and delivered the same day.
Annually, whether or not it needs sweeping. NFPA 211 calls for a yearly inspection of the chimney, its structure and the connected appliance, and it is what catches a crown crack or a liner problem while it is still small.
You get the photographs and a free written estimate. There is no obligation to have us do the work, and the report is yours to take to another contractor if you prefer.
Inspections are scheduled by area, typically within a week in season and faster for real-estate deadlines when you tell us the closing date. We cover Dallas, Garland, Plano, Richardson, Irving, Frisco, Carrollton, Addison, McKinney, Mesquite and the surrounding DFW communities.
